Earlier this month, YIMBY shared an extensive publication covering 1600 North Broad Street (alternately 1406 Cecil B. Moore Avenue), a 15-story, 245-unit residential development slated to rise across from the Temple University campus in North Philadelphia. Today we follow up with a closer look at the proposed floor plans and residential unit and amenity breakdown. Designed by JKRP Architects and developed by Bart Blatstein‘s Tower Investments, the building will rise 189 feet tall and span 238,090 square feet, which will be dedicated exclusively to residential space, services, and amenities, which include an outdoor swimming pool. The development will provide parking for a total of 64 cars (with 46 new spaces in addition to 16 existing ones) and 82 bicycles. Despite its adjacency to the Temple campus, the development will cater to the general populace rather than exclusively to university students. In 2006, Tower Investments redeveloped a large portion of a block situated at the southwest corner of the Temple campus across from the Cecil B. Moore Station on the Broad Street Line. The development consisted of Avenue North, a two-story, approximately 90,000-square-foot commercial building containing retail and an AMC movie theater, sharing the new proposal’s address of 1600 North Broad Street, and The Edge, a 12-story, 240-unit student housing high-rise situated at 1601 North 15th Street.
Unlike The Edge, 1600 North Broad Street will not cater directly to university students, although, according to the development team, they expect a degree of interest from graduate students and faculty, rather than from undergraduate students in particular.

The tower proposed at 1600 North Broad Street will largely replace an existing parking lot sited between Avenue North and The Edge, although much of the parking space will be recreated beneath the structure, which will rise above upon tall pillars.
The building lobby will open onto West Oxford Street at the property’s southern end. In addition to the lobby and service areas, the compact enclosed portion of the ground level, measuring 38 feet wide and 88 feet long, will hold the bike and package rooms.

Two elevators and two stair banks will service the tower slab, which will measure 264 feet long and 65 feet wide. The second floor, which will sit 31 feet above the street level, will be split rather evenly between residences, amenities, and utilities. The amenity space facing Oxford Street will be open to the elements and feature a double-height ceiling. The open-air pool at the southwest corner will benefit from direct sunshine for much of the day, particularly in the afternoon.
The third floor will be similarly split between residences and amenity space.
The typical upper-level floor will be entirely fit out with apartments, arranged around a double-loaded central corridor. The typical floor will hold two studios, 14 one-bedroom units, and three two-bedroom apartments. Judging by the floor plans, a typical one-bedroom apartment will measure somewhere around 35 by 30 or so feet, yielding an average of around 1,000 square feet per unit.

The site at 1600 North Broad Street is ideally suited for a high-density residential structure. The project will benefit from a central, pedestrian-friendly, highly transit-accessible location sited next to the Temple University campus, numerous retailers and entertainment offerings (including an AMC movie theater) directly next door or in the immediate vicinity, and across from the Cecil B. Moore subway station, which offers a direct seven-minute-ride to Temple University Hospital to the north, an under-ten-minute ride to City Hall in Center City to the south, and a single-transfer, 17-minute ride to University City to the southwest.
